Energy Performance Certificate

If you are selling or renting, every property (except listed properties) needs an EPC to proceed with marketing. Our in house domestic energy assessor will carry out the EPC, lodge with Land registry and discuss what you can do to improve the energy efficiency of your property which is vital if letting your property out. EPCs are valid for 10 years

Mortgage Advice At Tetris

Our in house mortgage advisor Tim, has access to the ‘Whole of Market’ mortgage deals that you will not find on the high street. Tim will deal with your mortgage needs from start to finish guiding you through the entire mortgage process from start to finish. Our adviser’s job is to ensure that you understand all aspects of the transaction and that things run as smoothly and efficiently as possible for you.

Tim has years of experience and provides a personal but professional service initially over the phone due to these difficult times and then either in your home or in our office.

Conveyancing

Selling or buying a property could not be easier at Tetris with our own in house solicitor. Conveyancing is the legal process where both the seller and buyer appoint a conveyancing solicitor to act for them and ensure that their financial interests and those of any lending institution are protected by answering all legal enquiries.

Our experience within the Industry has enabled us to identify the best conveyancers and this process is definitely not one to choose by a ‘stack them high and sell it cheap’ practice. Our in house solicitor updates our sales staff on a weekly basis so the progress can easily be passed onto all parties within the sale. A smooth progression leads to a quick sale.

Property Surveys

This service is designed for clients (buyers, sellers, and owners) seeking a professional and objective report on the condition of their property at an economic price. As a result, an RICS Home Survey Level 1 is less comprehensive than a Level 2 or Level 3.

This level includes a visual inspection that is less extensive than for the other survey levels, and no tests of the building fabric or services are undertaken. The report objectively describes the condition of the building, its services, and the grounds.
The report will highlight relevant legal issues, and any obvious risks to the building, people, or grounds. The report will also provide an assessment of the relative importance of any defects and/or problems found at the property.
